Questions & Answers

Answers to your flooring questions

Yes, if the damage is mostly in the finish layer, not the wood itself.

A professional screen and recoat (also called maintenance refinishing) lightly abrades the existing polyurethane and applies a new protective topcoat. This restores clarity, removes surface scratches, and brings back shine without the heavy dust, odor, and downtime of traditional sanding.

The determining factor is whether the wear is in the protective coating or the wood itself.

Your floors are typically a strong candidate if:

  • There are no gray or raw wood spots showing

  • The color is still consistent

  • The finish is worn but not peeling

Most floors don’t need to be aggressively sanded to look new again. In many cases, a professional screen and recoat restores the surface and extends the life of the floor by years.

Dull hardwood floors are usually a sign that the polyurethane finish has worn down — not that the floor is dirty.

Over time, foot traffic creates micro-scratches in the protective layer that scatter light and reduce shine. Household cleaners can also leave residue that further clouds the surface.

When the finish is intact but worn, professional buffing and recoating can restore clarity and rebuild protection. Simply cleaning the surface will not correct finish wear.
